1. Scope of Services

Clarke Building Assessments provides building inspections for:

  • Pre-purchase assessments in accordance with AS 4349.1

  • Insurance-related inspections (not bound by AS 4349.1)

These inspections are non-invasive visual assessments conducted at a specific point in time. Reports are based solely on what is visible and accessible at the time of inspection.

2. Booking and Payment

  • Bookings can be made online through our website or via direct contact.

  • Payment is required at the time of booking (via Stripe) or by invoice where agreed.

  • A booking is not confirmed until payment has been received unless otherwise arranged.

3. Report Delivery

While we aim to provide inspection reports within 2 business days following the inspection, this timeframe is not guaranteed. Delays may occur due to workload, site complications, or other circumstances beyond our control. Clarke Building Assessments accepts no liability for any loss, inconvenience, or delay resulting from report delivery timeframes.

4. Nature of Reports and Liability

All inspection reports prepared by Clarke Building Assessments represent a professional opinion only, based on visual observations at the time of inspection. Reports are not a guarantee, warranty, or certification of any building element.

We accept no liability for:

  • Any defects or issues not visible at the time of inspection

  • Future performance or deterioration of building elements

  • Any financial loss, damage, or claim arising from use or interpretation of our reports

Clients should seek specialist advice where required and rely on multiple sources when making significant property decisions.

Use of Report:
   ● The report reflects the property’s condition only at the time of inspection.
   ● The report is provided to the named client for their personal use in connection with the property transaction.
   ● The client is not permitted to reproduce, publish, forward, or otherwise distribute the report to any other party without the prior written consent of Clarke Building Assessments.
   ● The report must not be relied upon by any third party unless such consent has been granted in writing.

5. Client Responsibilities

Clients must:

  • Ensure timely and safe access to the site

  • Obtain any necessary permissions from property owners

  • Notify us in advance of hazards, restrictions, or special conditions

Failure to meet these conditions may result in cancellation or additional charges.

6. Exclusions and Limitations

  • No invasive testing, dismantling, or specialist trade assessments are carried out.

  • Timber pest inspections are not included unless separately arranged.

  • We do not provide structural engineering reports or plumbing/electrical compliance.

Any cost estimates discussed or mentioned are general and indicative only — they are not quotes or commitments.

Where the property is part of a strata, company title, or similar arrangement:
 
The inspection is limited to the interior and immediate exterior of the subject unit.
 
Common property (including roofs, shared walls, foundations, lifts, stairwells, and shared services) is excluded.
 
No comment is made on the condition of common property. Clients should make their own enquiries with the owners' corporation or body corporate regarding these areas.

7. Roof Access and Safety

  • In accordance with AS 4349.1, roof spaces or external roof areas are only inspected where they are safely accessible.

  • We do not access roofs higher than 3.6m, excessively steep roofs, or areas where safe access is not reasonably available. These areas will instead be inspected from accessible vantage points (e.g., ladders, ground level, or upper windows where applicable).

8. Cancellations and Refunds

  • Cancellations made with more than 24 hours' notice will be refunded in full.

  • Cancellations within 24 hours may incur an administrative fee.

  • No refunds are provided after an inspection has taken place.

9. Privacy and Confidentiality

All personal and project information is handled in accordance with our Privacy Policy.

We do not share client information unless legally required to do so.

10. Service Area

Clarke Building Assessments services locations within a 25km radius of Prahran, VIC. Bookings outside this area are subject to approval. If we are unable to accommodate a booking due to distance, a full refund will be provided. Travel fees may apply if inspections are agreed to beyond this radius.

11. Governing Law

These terms are governed by the laws of Victoria, Australia. Any disputes will be handled within the jurisdiction of the Victorian courts.
