Q1: What does a pre-purchase building inspection include?

Our inspections follow the AS 4349.1–2007 standard, which sets out what must be covered in a pre-purchase building report. This includes a visual inspection of all accessible areas of the home — inside, outside, roof space, subfloor (if there is one), and the site itself.

We’re looking for:

  • Major structural issues

  • Safety hazards

  • Significant defects or conditions that could lead to bigger problems down the track

This standard doesn't cover things like plumbing, electrical, or pest inspections; those need to be done separately by licensed specialists. In fact, under the Australian Standards, building and pest inspections must be conducted as separate reports (AS 4349.1 and AS 4349.3).

Q2: Do you offer building and pest inspections?

Our inspections are carried out in accordance with AS 4349.1 as a building inspection only. While we don’t currently offer timber pest inspections (AS 4349.3), we understand many clients are searching for building and pest inspections. If we observe signs that may indicate possible timber pest activity or damage during our assessment, we’ll clearly note it in your report and recommend that a licensed pest inspector be engaged.

We plan to offer a full building and pest inspection package in the near future.

Q3: How quickly can I get an inspection done? 

We offer fast turnaround and flexible booking, usually within 1–3 business days. Reports are delivered within 48 hours of the inspection, often sooner.

Q4: How much does a building inspection cost?

Q5: Are you a qualified building inspector?

Your inspection will be carried out by the director of Clarke Building Assessments — a fully qualified carpenter with a formal qualification in Building and Construction, and extensive experience in renovations, insurance assessments, and property damage estimating. With over 18 years in the building industry, you’re getting someone who understands how buildings are constructed, how they fail, and what to look for.

In Victoria, building inspectors do not need to be registered to perform pre-purchase inspections. While some contracts may request a registered inspector, the law allows suitably qualified professionals with relevant industry expertise — like us — to carry out these inspections. Q6: What types of homes do you inspect?

We inspect all types of residential dwellings — including houses, townhouses, units, and apartments. Whether it's a heritage property or a newer build, we tailor our assessment to suit the structure and provide feedback relevant to its age, construction type, and condition.

Q7: Will I get photos in my report?

Absolutely. Every report includes clear photographs of the issues we find, along with straightforward explanations of what they mean. Our goal is to make the report as easy to understand as possible — no filler, just facts and helpful context.

Q8: Do you check for moisture or water damage?

Yes — we inspect for signs of moisture issues, dampness, or previous water damage using both visual inspection and moisture detection tools where appropriate. If we detect anything suspicious, we’ll explain the potential cause and whether further investigation may be needed.

Q9: Do you inspect the roof and subfloor?

We inspect the roof space and subfloor where access is safe and reasonable, as per AS 4349.1. If we can safely enter, we’ll check for structural issues, moisture, pest evidence, and general condition. If access is restricted, we’ll note that in the report and explain why.

Q10: How long does the inspection take?

Most inspections take between 60 to 90 minutes, depending on the size of the home. Larger or more complex properties may take longer. We take the time needed to thoroughly assess every accessible area without rushing the process.

Q11: Can I attend the inspection?

Yes — we welcome clients on-site. It’s a great opportunity to walk through any concerns in real time. We’ll still send a comprehensive written report afterwards, but attending can help you better understand the findings and ask questions on the spot.
